Triple E Property Management is looking for professional, reliable maintenance technicians to assist with maintenance requests and punch lists for residential properties. A strong candidate is highly motivated, able to work independently and follows instructions.
This individual must have good written and verbal communication skills. The ideal candidate has experience working with drywall, paint, caulking, carpentry, and plumbing. You should be able to lift 40 lbs, climb stairs, stoop, kneel, bend and be available to work weekends as needed.
You must have a valid ID and have reliable transportation. Ability to speak Spanish is a plus. Experience working with minor electrical, and HVAC is also a plus.
Paid weekly, paid vacation, paid holidays and overtime weekend pay.

Field Service Technician/Driver
Pay: $18.00 - $20.00 per hour
We are seeking a motivated and skilled Field Service Technician/Driver to join our dynamic team. In this role, you would operate the company-provided truck and dump trailer in support of daily property management operations. This is a hands-on, field-based role combining hauling and debris removal with light landscaping, appliance and supply delivery, and vacant unit preparation. The right person is dependable, physically capable, comfortable working independently across multiple properties in a single day, and takes pride in leaving every site better than they found it. This position touches occupied homes, vacant units, and active job sites, so professionalism, trustworthiness, and a clean driving record are essential.
Duties and Responsibilities

Operate a company-provided truck towing a dump trailer safely and legally at all times
Load, secure, transport, and unload debris, bulk waste, materials, and equipment
Haul construction debris, turn/make-ready trash-outs, yard waste, and bulk items to approved disposal, transfer, or recycling facilities
Retain and submit all dump tickets, scale receipts, and disposal documentation daily
Properly connect, secure, and inspect trailer hitch, safety chains, breakaway cable, and lights before every trip
Distribute load weight correctly and never exceed rated trailer or vehicle capacity
Conduct and document daily pre-trip and post-trip inspections of truck and trailer
Maintain fuel, fluid levels, and tire pressure; report mechanical issues immediately
Keep the truck cab and trailer clean and presentable — the vehicle represents the company
Follow all traffic laws, load securement requirements, and company vehicle policies

Trim, shape, and maintain bushes, shrubs, and hedges across the portfolio
Remove overgrowth from walkways, entryways, windows, meters, HVAC units, and signage
Clear brush, branches, and yard debris; haul away using the dump trailer
Perform seasonal cleanup including leaf removal and bed edging as directed
Maintain clear sightlines and access at building entrances and parking areas
Note: This position does not perform grass cutting or mowing. Lawn maintenance is handled separately.

Deliver appliances — refrigerators, ranges, dishwashers, washers, dryers, water heaters — to homes and units across the portfolio
Load and unload safely using proper equipment (appliance dolly, straps, moving blankets, ramps)
Protect floors, doorways, and finishes during transport into the unit
Set appliances in place and assist with basic connection as directed and as qualified
Remove and haul away old appliances for disposal or recycling
Document delivery with photographs and obtain confirmation of receipt
Inspect appliances for damage before leaving the supplier and upon arrival; report discrepancies immediately

Pick up materials, parts, and supplies from vendors and suppliers
Deliver supplies to technicians at active job sites throughout the day
Verify items and quantities against the pick list or work order before departure
Complete required inventory transactions when removing material from the warehouse and when returning unused material
Communicate delivery status and ETAs to technicians and the Maintenance Manager
Return unused material to the warehouse for check-in rather than leaving it on the truck

Change locks on vacant units and rekey as directed following move-out or as required
Install, replace, and inventory lockboxes; maintain accurate key control at all times
Verify vacant units are properly secured — doors locked, windows closed and latched, entry points intact
Report any evidence of unauthorized entry, vandalism, damage, or water intrusion immediately with photographs
Perform light trash-outs and debris removal at vacant units
Assist with make-ready preparation tasks as assigned

Apply ice melt and salt at vacant units — walkways, entries, steps, and access points
Monitor weather forecasts and complete applications proactively ahead of freezing precipitation events
Maintain adequate salt and ice melt inventory on the truck through the winter season
Document each application with date, time, property address, and photographs
Report unsafe conditions such as ice dams, downed limbs, or blocked egress immediately
Respond to winter weather events on short notice, including outside standard hours as needed

Maintain daily logs of properties visited, tasks completed, and materials used
Photograph work before and after at each site
Communicate promptly with the Maintenance Manager on schedule changes and obstacles
Interact professionally and courteously with residents, vendors, and the public
Report maintenance issues observed in the field even when outside assigned tasks
Perform other related duties as assigned
Requirements
Valid Indiana driver's license with a clean driving record (motor vehicle record reviewed at hire and annually)
Demonstrated experience safely towing and backing a trailer
Minimum [1–2] years in property maintenance, landscaping, delivery, hauling, or a related trade
Ability to pass a pre-employment background check and drug screen
Ability to read and follow work orders, pick lists, and written instructions
Basic hand tool proficiency, including lock and hardware installation
Smartphone proficiency for photo documentation, work order updates, and inventory scanning
Reliable attendance and punctuality — the daily route depends on it
Preferred Qualifications
Experience in multi-family or single-family residential property maintenance
Appliance delivery and basic installation experience
Locksmithing or rekeying experience (Kwikset SmartKey, Schlage, master key systems)
Familiarity with dump trailer hydraulics and routine maintenance
Prior experience with a work order or property management system (Rent Manager or comparable)
Bilingual English/Spanish is plus
Physical Requirements
Regularly lift and carry up to 50 lbs unassisted; move appliances up to 300 lbs with proper equipment and assistance
Frequent bending, stooping, kneeling, reaching overhead, and climbing stairs
Work outdoors in all weather conditions, including extreme heat and winter precipitation
Sustained standing, walking, and driving throughout the shift
Safely operate hand tools, powered trimmers, dollies, and hand trucks
Navigate stairs and tight interior spaces while moving large items
Work Environment
Field-based across multiple properties daily, with time at the warehouse for loading and material check-in
Exposure to dust, debris, allergens, landscaping chemicals, and ice melt products
Occupied residences, vacant units, and active construction and turn sites
Winter weather response may require early morning, evening, or weekend availability
